SELLING PROCESS


1. Evaluation of the Home and the Meet & Greet

Every home and seller are different. I need to get to know you so I can better understand your needs and expectations. We will arrange a time to meet and address any questions or concerns you may have.

2. Property Assessment

I will do a full assessment of the overall condition of the property. I’ll examine the exterior and interior of the home and take notes of all upgrades or deficiencies. This gives the owner a chance to show me around and highlight some of the features of the property as well as make a list of which appliances and chattels will remain.

3. Market Evaluation

When all assessments have been completed, I will search for all active and sold comparables in surrounding neighborhoods. Once the seller has an understanding about prices and the current market conditions, we will come up with an accurate list price for the home.

4. FOR SALE

Once we establish the list price, I sit down with the seller and revisit some of their expectations. At this point, we will go over and sign all listing documents. We will take room measurements and high-end photographs of your home.

5. Marketing Strategy

Once the home is listed it is time to get as much exposure as possible. Your home will be featured on various websites including www.realtor.ca, www.derekmorgan.ca, and www.rexsaskatoon.ca. Over 600 agents in Saskatoon will have access to show potential buyer’s and hundreds more throughout the province. We will look at doing open houses and advertising them in the Realtor Showcase and on www.skopenhouses.ca. My office has a very thorough follow-up process in correlation with the keyboxes so we can retain all showing feedback immediately.

6. Dealing With Offers

Upon receipt of an Offer to Purchase, I will present the offer to you. Together we will go through everything to ensure that everything is in order. We will discuss all aspects including the price, terms, possession and conditions and negotiate where necessary. After review we may decide not to respond to the offer, counter offer or accept the offer.

7. Sale is Complete

Once the offer has been accepted, the buyer will begin to satisfy the conditions of the sale. (example: financing, home inspection, property condition disclosure statement, property information disclosure, etc). These conditions, by my professional standards, are all acceptable and MUST be removed on/before the agreed upon time period. Should the buyer find a major deficiency that requires compensation, negotiations will possibly take place to compensate. After the buyer is satisfied, the conditions are removed from the offer and the home is considered SOLD to that buyer!

8. Completing the Transaction

After all the conditions of the buyer are met, your next step will be to meet with your lawyer. I will forward all the paperwork to a lawyer of your choice. Your lawyer will have you sign over the title of the house to the purchaser, this usually takes place about a week before possession. The sale proceeds are normally ready to pick-up approximately 1-2 weeks after possession. Possession is usually at 12:00 noon of the agreed upon day, with your final duties to make sure it is tidy and all the agreed upon chattels are remaining.

9. Follow-up

You may have questions after possession and I am always around to deal with any questions or issues and future real estate needs you may have.
